The area had one of the biggest rent increases in the country, up almost 6 percent from first-quarter 2016, according to analysts at RealPage Inc. That's a big increase compared with the nationwide 3.7 percent rise in average apartment rents, the Richardson-based firm said. "The rent growth is still sky high," said Greg Willett, chief economist at RealPage. "It's unusual to see an aggressive construction center like Dallas-Fort Worth near the top of the list for rent growth. "Impressive rent growth is the clearest signal we can get of local market strength." The local rent increases were highest in the Fort Worth area, where tenants have paid6.6percent more in the first three months of 2017 compared with last year. The average D-FW apartment rent is$1,057 an all-time high. The biggest U.S. apartment rent increases in the first quarter were in Sacramento, Calif., up 9.8 percent, and Seattle, up 7.9 percent.Nationwide apartment rents average $1,302 a month. The spike in D-FW apartment costs came even though demand for rental units was basically flat.Net leasing for the first quarter shows a decline of129 units. "The tiny net loss of residents looks like a blip," Willett said.
